What can I gain from switching to Waypoint Realty?

A loaded question, but fair. This will be up to you as the agent to figure out. What do you seek in a real estate brokerage? It can be a lucrative business opportunity if you’re an experienced agent and want to see extra cash in your commission checks. Or, if you’re a new agent starting out, Waypoint can be a guide and help pave the way for your success in real estate.

How do I join the Waypoint team?

Easy. Either fill out the contact card above or call our office and speak with the owner directly! Through conversation we will get to know you and ensure our core values, principles, and mission align and then we can get you set-up within the same day!

Are there any hidden fees?

It couldn’t be anymore straight-forward. Whether you’re a new agent, or have been in the industry for years, everyone gets a 90% cut of the commission. You won’t hear us say, “oops, we forgot to mention that fee!”

Is there a physical location?

No, Waypoint Realty does not have your typical brick-and-mortar office. Although our mailing address is in Somerset, MA, we are fully virtual. You are able to work from the comfort of your own home on your own time. You will have access to all of the resources you need virtually. Our close-knit group offers excellent virtual support.

Does Waypoint Realty hire part-time or full-time only agents?

We hire both! Whether you are full are part-time, you can be earning 90% commission as soon as you start.

Do I have to be part of a Realtor Board? If so, which one?

Yes. Because we are a Realtor Office, all of our agents must be Realtors as well for compliance. Below are the following boards:

The REALTOR Association of Southeastern Massachusetts for agents licensed in Massachusetts.

The Greater Providence Board of REALTORS if you are licensed in Rhode Island.

Will I have access to the MLS?

Agents are responsible for paying their own MLS dues. In MA we use MLS Pinergy, and in RI we use Statewide MLS. 

How do I submit paperwork?

Every agent at Waypoint will have access to a virtual system that enables them to manage all of their documents in one place. Through there, all documents can be signed and submitted for review directly by the Principal Broker. We must ensure that all documents and contracts meet compliance expectations, as well as fair housing expectations.

Am I considered to be an Independent Contractor working as an agent for Waypoint Realty? 

Yes, because all real estate agents are in fact independent contractors. This means you get a 1099 at the end of the year instead of a W-2. You will also be expected to pay your own taxes and health/dental benefits. Don’t forget to set money aside for taxes! 

Can I charge clients whatever I want for real estate services?

While there are no “standard” real estate fees, all agents must contribute to the profitability of the company. We allow you to negotiate the price between you and the client, however the company must receive its 10% on a minimum of a 2% co-broke/listing or 4% when working as a dual agent.

Does Waypoint provide Errors and Omissions Insurance?

Yes, we have an insurance policy with a $2,500 deductible which is the responsibility of the agent named in the event of a claim/lawsuit. This is subject to change on an annual basis.

Can an agent deposit money on the Broker’s behalf?

No; a fundamental principle underscores that only the Principal/Managing Broker has the authority to manage funds. It is strictly prohibited for a real estate salesperson or associate broker to deposit or manage funds, except for forwarding or mailing commission checks to the designated business address: Waypoint Realty, 88 Harmon Avenue, Somerset, MA 02726.

Can an agent sell their own properties through the company?

Yes. However, there is no liability coverage when doing so. Agents need to understand the risks associated with selling their own properties. Please contact the principal broker to further discuss this circumstance.
